Question:

I'm thinking about firing my realtor, how do I go about this?

Basically, I just don't really feel listened to, I feel pressured, and I'm not sure he knows the area that I'm looking in. I haven't signed a contract or anything, but I have met with him a few times and looked at a few houses with him. How should I proceed here? What obligations do I have?

  1. If you don't have a buyer agency agreement.  Then just walk away.  Period.  Don't return calls, etc.  Find a new agent.


  2. None.  To be courteous, tell him you've decided to go with a different agent.  But in reality, you can just walk away with no penalty.

    Your only obligation would be for any house he had shown you.

  3. If you are just a buyer and not a seller then you have no obligation, other than if you buy a house he showed you. Just tell him it is not working out, that you want to look on your own for a bit and not waste his time.  Find a different realtor in another agency. Look on your own for homes at www.realtor.com, or drive around to get an idea where you want to buy.

  4. If you’re not under a contract, just kindly let him know you’ll no longer need his services. The one thing you must keep in mind is that should you write an offer on a home that he showed you, he has a right to a buyer’s agent’s commission on that house since he’s the initial reason you say said house. The best thing you can do in that case is to inform your next buyer’s agent that your first agent showed you said house. Then let him/her call the first agent and work out an agreement.  

    As long as you steer clear of any homes you’ve already seen, you’re free to move on. Just please do be courteous enough to formally terminate the relationship with your current agent.

  6. Don't call him back. Find another agent.  In many states if he showed you the property first, even though another real estate agent is representing you as the buyers agent, the original agent that showed you the property will be due the commission.


  7. If you have no buyers agreement with this Realtor, just simply tell them you are no longer interested in pursuing a property. And find someone you feel more comfortable with.  

  8. You have no obligations.  Call him and tell him that you've decided that his services are no longer necessary.

  9. Wait.. You have no obligations UNLESS your Realtor got you to sign an exclusive buyer broker agreement.  I dont believe in them but there are a few out there that will get their clients to sign them before showing anything.  Make sure you havent signed anything.
