I'm trying to buy a home, can someone help me?

I would like to buy a home nothing spectacular, just for me and a 3 yr old boy. The problem is I'am currently unemployed, because I'm going to school. I have a check that comes every month from a structured settlement and child support as well! I have enough saved for a down payment and am ready to buy. Is there anyway I could buy a home without being employed. I still have an income of about $1600 per month.

  1. If your income is documented to last another 20 years you can buy a house.    However, your income is pretty low.    You will need to find a place for 20-25k only, which can be pretty tough.

    It would really help if you worked.

  4. You should call a mortgage lender and ask. But I think in most cases, they probably won't lend you the money since you have no steady income from a job. And considering the state of the market these days, it will probably be very difficult to get a loan.

  5. I agree with the fact of where you live. Some places are on the incline and you can get a house for cheap, therefore increasing the equity in your house over the next few years (despite the so called "mortgage meltdown").   7. There are creative ways to finance homes for people without a regular Job. Since You do have a steady income stream, It's definitely possible depending on how long Your settlement lasts and other factors. I'm in the real estate field and I have contacts across the country.   9. You 2 dont need much to live off so i suggest you get a studio apartment. Look online for studio apartments in your area. Many of these apartments are under $1600 so you have nothing to worry about when it comes to cost.

  10. they prob wont give u a homeloan without a job, im currently trying to buy a house too and it is one of the worst experiences of my life, they denied my home loan the DAY before closing and now its just one thing after another. i would not advise anyone to go through countrywide at least

  11. What area do you live in?  If you answer that, I could give you a better answer.....also, out of the $1600 per month, How much of that could you dedicate to the mortgage payment after you deduct food, utilities, transportation etc?

    For example....You could probably afford a house in Emporia, Virginia but not a house in Boston, Massachusetts.

Sorry but I do not think so.  They base mortages on a secured income.  Generally a salary you have received for more than a year.  However FHA loans may be different.  It all depends on how long you have received this money and how long you will continue getting it.  Best way to find out for sure is to go to your local bank and speak to a mortgage broker.  Finding out your facts before you shop is the wise thing to do.  Good luck!

  13. Go on www.craigslist.com they have great houses for sale,or for rent,wich i think you should go for,bcz it is still a house that you have,but its cheaper.Good Luck !
