i have three acres of land located off the old natchez trace There are no houses on the property, just trees.

  1. One very important factor is that your property is worth what a buyer is willing to pay for it.  You can base your asking price at or above the tax assessed value in order to help you come up with an asking price.

    The next step is if you want to sell is you must make sure that potential buyers can find it available for sale.  I do not suggest a realtor for this as most of place their focus on houses and quick sales!


  2. Just call a real estate agent. Some of them will do free surveys of your land and tell you how much it's worth.

  3. What your land is worth depends on what someone can do with it.  In real estate school they call it "the highest and best use".

    An appraiser or a real estate agent (or a buyer) would need to walk the land and look at any good and bad points about access, restrictions, and a thousand other things before anyone could even give a good guess.

    The best rough guess would be your local tax value (and that is not a good guess- just the best you will get without someone coming out).
