I am a self-employed freelance musician in the UK... How to I prove my income to estate agents?

Last week I found a great place and everything was fine until I was asked about my income. As I have no single regular employer I was unable to provide official proof of my future work and therefore lost the property.

  1. You could use your Income Tax records to show the average income in the past couple years along with statements from colleagues and employers certifying your talent and future prospects.

    In the USA you could offer a "co-signer" who would guarantee payment if you fail.


  2. I am pretty certain they pay taxes in the UK.    Two years of tax returns are usually sufficient, it can be safely assumed you will continue to earn about the same amount.    As taxes are done yearly the fact that you fluctuate will not be an issue.

  4. In the US, you would show your Income Tax 1040 form, where the assumption is that you are not going to lie to the government or that you are willing to live with the lower value reported.
