  1. The seller has signed a contract to direct all interested parties to their realtor. Unless it says differently in the contract that is because it might read that it can also be sold by owner. Check it out.

  3. ASK THE OWNER WHATEVER YOU WANT, CHECK OUT THE HOUSE WITH CITY HALL,GATHER AS MUCH INFORMATION AS YOU CAN.

       BUYING A HOME IS A HUGE INVESTMENT AND I CAN TELL YOU FIRST HAND AFTER THE DEAL IS DONE AND SOMTHING IS WRONG YOU MAY LOOSE IN A COURTROOM. ALWAYS ASK AND ASK AGAIN!

  4. You have a realtor as your representative for your purchase of a home. Use this person as needed for getting questions answered. Your representative should be able to get all of your questions answered. If the questions are not answered to your satisfaction you should let them know that you would like to speak with the seller. I have been through this process several times and can tell you that I have not ever had a problem with the buyer asking me questions and I have not ever had a problem speaking with the seller when I was buying. If your real estate person is not living up to your standards or expected level of service, in most cases you can cancel the contract with them as long as you are being honest and they are being honest. The bottom line here is that buying a home is the most expensive thing most folks ever buy. I suggest asking all the questions you please and do not stop asking until you are satisfied. If they don't like you asking questions, too bad. Most people are pretty understanding of all the questions though, if they are selling a house they have certainly been through the process of buying a house.

I have always asked questions of the seller directly if I have access to the seller, but usually realtors try to keep buyers and sellers separated.  This isn't for bad reasons.  Sometimes, buyer-seller communications result in deal-killing results, sometimes just due to the fact that tensions and anxiety are pretty high in both parties.  Using an intermediary like a realtor to communicate can help avoid that problem.

    And it is often silly things that alienate buyers and sellers.  LIke a buyer saying something negative about the house paint colors and the seller taking the criticism personally.

    In that sense, realtors serve a similar function to lawyers in business negotiations.  They can help filter out emotional resoponses and keep parties focused on what is important in the transaction.

    So, if you can keep emotional issues at bay, Iyou should ask all the questions you like. If you ask them through a realtor, that is just fine.

  6. If you have concerns about the house that only the seller can answer, I dont see why not. It's better to ask both of them, so they could provide you with more details about the house, than just asking one of them.
