Question:

I am buying a house out of state? any advice?

I live in florida and thinking of relocating to tennessee. I am going to have to do all the paper work via fax and mail. I work alot and have no time to go up and see the house in person. Are there any questions I should ask as a buyer to the real estate agent? If there any tips you may offer I would greatly appreciate them.

  1. NEVER buy a house without seeing both it and the neighborhood first.  If need be, you should move and rent for awhile before buying.


  2. It would be helpful for you to get to know the area before buying a home, at least during a visit.  Absent that, find a broker who can work well via email and internet such as an e-Pro.  Also, insist on a virtual tour of the home and the surrounding area.  Check out crime stats, city sites, etc to become familiar with the community.

    Again, if you just CAN'T visit, having the right broker can make a huge difference!

  3. I would never buy a house, without seeing it in person.  There are all sorts of things that could be wrong that you won't discover until you move it.  I guess, if you really can't go, I would insist on  a home inspection before closing and a home warranty at closing.  I would give them a list of all you require and look on line as much as possible.  I would really try to get away, even if only for a day prior to closing, to make sure everything is OK.  Good Luck.
