I am buying a new build propoerty (hopefully) in Portishead. And trying to get a good deal - Help?

The house is a 3 bed semi detached barrett home just finished. Its on a massive half done devlopment.

The list price is near £250k. I have told them i can afford £210k and need part exch. they seem interested still!

How far i can i push them for anything (stamp, fees, deposit etc) and what else should i be aware of.

Our current house is not up for sale and is worth about £135k (2 bed mid terrace new house in Cardiff)

  2. The house you intended to buy is a newly built one and its list price is fixed. Do your booking for it when you have sold your house in Cardiff.

  3. Ask for as much as you can - the worst they can do is to say no, and house-builders are among the most desperate sellers at the moment.

    I would push for stamp duty, legal fees, carpets and curtains and white goods for the kitchen.

    I am aware of an executive housebuilder in Lincolnshire which recently announced that it was offering £100,000 off its larger homes and stated that it would put two new cars in each double garage for the new owners on completion!!!

    When your solicitor tells you he is ready to exchange contracts drop your offer by five grand.

  4. hold out for the price you want, it really is a buyers market right now - with the credit crunch, no one is buying!! also make sure it comes with an nhbc certificate, be sure of what your home guarantee (if it comes with one) will cover you for....for that price, you should also have carpets, fully fitted kitchen/bathroom and a good sized garden to boot!
