what are the pros cons of using an architect, engineer or drafter. I need stamped plans to obtain a permit. Not sure which one of the three I should contact, thanks!

Depending on the scope of complexity of your addition.  If it is a relatively small remodel, then just consult a builder.  He can recommend a residential designer who can draw up the plans to fulfill City permit requirements.  Since it is a residence, you are not required to have an architectural seal on the drawings.  The builder will also recommend the engineer to use for your project as well.  The reason you want to use the recommendation of a builder is because he has probably used these people for many projects.  For small projects like these, it's nice to have a one-stop shop instead of spending the time to call and interview each candidate.  There's a time and place to use an architect, going straight to the builder in this case fits the bill.


  2. Sorry I can't tell you the pros cons. But I think this would be an architects area, or a contractor.
