  1. Guest4802 - You are slightly wrong. For the Seller, it is certainly considered, but that is not the driving factor. For example:


    Bob is selling house for $100k. He owes $80k. So before fees, commision, etc, he gets $20k.


    Lets say your in Texas. The comission is 6% of the SALE price, not loan balance - so that's $6k that will come out of the $20k. That $6k is split between the Buyers Agent and Sellers Agent.


    If you represent yourself, you simply take the cash, $3k and get taxed, or you ask the Seller to lower the amount by $3k. Either way is same for buyer but you aren't getting taxed on it... Make sense?
