Question:

I am having so much trouble getting back on my feet. Espcially with money and rent. Can anyone give advice?

I have three terrible rent references in a row and that is all I have.

the one is like a blemish on my record so i can't use that. the second was month to month no contract and i ran away it was so bad. for the third the landlord is like a junkie and is just completely irresponsible.

Does anyone have any advice about what to do if you have bad references or can't use your references.

  1. Just explain to the newest landlord exactly what happened.  The truth will get you a new place.  


  2. Good advice above.  Alternatively, stay with some friends and save up money.  There is no substitute for cash.  You will need some sort of reference and since your previous landlords are bad, you'll have to use personal references.  

    Also, in the future, you might want to start at a larger apartment complex that is owned by a larger company.  You shouldn't be as susceptible to some wacky landlord.  Alternatively, ask around for friends and family who may have property to rent.

    Even if it is a friend, get a contract and make the expectations fair.  Also, there are many many people out there (my mother-in-law included - unfortunately) who do not really check or ask for references.  They meet with you and decide to lease you their home personally if they like you.  Depending on where you live, I think you should still be able to find a place.

  3. Get some reference from some friends, neighbors or employers.

  4. If your credit is OK and shows you pay your bills you might get away with explaining what the references will say.

    Make sure you articulate better then you right, proper english will help a lot.
