Question:

I am painting my kitchen cabinets?

Since I am selling my home and I don't want to put too much money into the cabinets...suggestions? I am going to sand them down, prime, paint...and do you put a clear coat on to help with the wear and tear??? Then I will put on new hardware.

  1. If you have a good wood substrate, you can strip, sand and then stain the wood, followed by an appropriate finish such as a varnish or poly.  

    If the substrate is painted, and it is not appropriate to stain, then sand, prime (use appropriate primer) and paint.  No clear coat is necessary.  

    Make your kitchen clean and attractive, but don't over invest your time or money.  The next person is very likely going to tear it out and replace it anyway.


  2. If they are wood cabinets, try staining them instead. Then put a polyurethane over it.   A lot of people like the natural wood of cabinets.  Just my opinion.

  3. I'm planning on doing the same thing.  I'm thinking off-white w/nickel hardware.  I've heard that an oil-based paint is best for kitchen cabinets (more durable).  A coat of polyurethane after that might be a good idea, as long as it's not too shiny.

  4. I would say to leave the wood natural or stain it then coat it. Leave it a blank canvas for the next owner. It was a pain to strip and sand the cabinets in our new house. If I can offer a suggestion for upgrading the hardware in the house you are selling and for your future home. Check and see if they have a Habitat For Humanity Restore in your area. (most cities do.)  We bought brand new brass hardware still in the packages for 39 cents each (same exact ones at Home Depot for 5 dollars each.) seeing as though we had to buy 32 of them if saved TREMENDOUS cash. I am addicted to that store now.
