I currently live in a home rented from a housing assosciation in the UK.?

i have seen a house i like better its £30 month more but i can just afford it. however its through a private landlord and managed by an estate agent. i was worried that they could just put the rent up whenever. is this likely?

No they still have to give notice of any rent changes and most i think now review rent only when the tenancy needs renewing but when renting through a letting agent, or a landlord using a letting agents you need to consider the extra costs they charge you, most charge a credit check fee as well as a letting fee for there services. Then adding the deposit and months rent in advance which a good majority of places require you may not be able to afford the extra £30 a month once you consider those fees. Ask the agent about the fees before you agree to anything and get them in writing, they are good at saying one figure but actually meaning another!
