  1. Because it is on a foreclosure list does not mean it will foreclose, that it is for sale or ever will be for sale.

A local Realtor will know if the property is in the MLS.

  2. Get in touch with Victoria Cooney at Fortune Realty in Miami.

    email:   vcooney@bellsouth.net

She's my sister-in-law and a really good realtor -- you'll really like her!

  3. go find a realtor

  4. Contact a real estate office in your area and talk with a real estate agent. They have access to the multiple listing service, which includes a lot of confidential and supplemental information that you don't in the general public. They also have access to exactly how much is owed on the property (all mortgages and liens) and can figure out an approximate appraisal value to help you figure out how much of an offer to make.

Remember, the seller pays the commission for the buyer's agent. It doesn't cost you anything (well, kind of - if you didn't have an agent, you would get the commission). But, the service they provide can prove to be invaluable.

Also, the agent can show you the property. Some places look great in listings, but turn out to be a dump. And, if you end up passing on this one, your agent can help you find additional properties to consider.

    Good luck and happy hunting.
