I had a foreclosure can my wife buy a house even though she was on the deed to my house but not on the loan.?

I had a forecloser five months ago because of the ajustible rate, plus my wife and I where getting a divorce. We were separated during the foreclosure and her name was on the deed but not the loan. Will she be able the purchase a home

  1. With her just being on the deed the foreclosure had no affect on her credit. As far as her buying  a new home it should not be a problem depending on some factors such as what her credit is, how much she has to put down and what amount is she looking to finance, basically it boils down to her income, her monthly bills, her credit score and financial situation.


  2. Yes she can buy a home. Since she was only on the title to the home it wont affect her credit.

    If you work on your credit it will recover and you will be able to buy a home again.

  3. hard to say, while the foreclosure you went through should not have effected her if she was not on the note, she can certainly apply, but if she can qualify is a different story, but she should not experience any adverse effects of your foreclosure
