Question:

I have a 1/2 horse power opener and it will shut the door but it will not stay. It opens immediately?

It acts like it has an obstrcution and opens as soon as it closes. Any help would be appreciated

  1. If it goes down all the way it probably isn't an obstruction.

    Mine did the same thing for quite a while. I asked a repairman

    what could be wrong, and he asked me if I ever applied

    silicon grease to the track. That is something you are suppose to do yearly I found out. I sprayed it on and no more

    problem.

    It could also be your down travel is set too far. There should

    be two s***w heads that you can turn with a tiny screwdriver.

    One will say up with an arrow showing increase, and the other

    will say down with an arrow that says increase. You can try

    to decrease the down, because if it hits too hard it will go

    back up.  But if your lights are flashing, I would try the grease

    first...like I said that was my problem.

  2. check the floor to make sure nothing is stopping the door from dropping allthe way down also check the mounting bolts if they are loose the level of the door can drop just enough to make it recycle as a last resort adjust the connection to the trolly so the door doesn't drop so far it my be a very small amount

  3. There are stop tabs on the track that you have to move and forth until the door just touches the floor. The reason it goes back up is so a child doesn't get trapped ( safety device)

  4. Could be that the electric eye that detects obstructions got tweaked. I had that happen once when I accidentally kicked it while walking through the door. Or, for some reason, the door is causing the track to buckle a bit when it gets to the closed position, causing the electric eye to go out of alignment.

    Another problem may be with the microprocessor in the opener. I had an older opener that would just shut down completely 5 minutes after the last time it was operated (when the light went out, the whole thing went dead - but, when I unplugged it and plugged it back in, it would operate for another 5 minutes). I called a garage door company and the tech said he could replace the microprocessor board. But, he couldn't guarantee that something else wouldn't go wrong with the opener. So, I just had him replace the whole thing.

  5. I ran into this once at a girlfriends house.

    At lease it sounds like the same thing. There are two switches on the track that the drive is on. One is close to the motor housing and controls when the door stops going up. The other is closer to the door. It controls when the door stops as it is lowered.

    In my case, The mount for the switch has come loose and the switch had moved down the track a fraction of an inch. This allowed the door to go so low that the pressure switch that was part of the obstruction circuit would immediately raise the door. (The door was hitting the floor) The switch is adjusted by sliding it up and down the track and only has one or two screws that hold it in place.

    It is also possible that the pressure switch is out of adjustment, but from what I have learned, this is less likely.

    Instructions on how to adjust all of these sensors ans switches come with the installation and warranty paperwork. Mos of the folks who make these openers also have instructions on their websites, and will send you a copy if you call them.
