  2. HVAC Tech.: A 3 ton unit should Handel your job. However, there could be circumstances that might might change that tonnage requirement. Heat gain (lack of proper insulation, over sized windows, busy kitchen, etc.) Get bids from more than one local a/c companies.

  3. typically you would measure using 20 BTUs per square foot, which would come out to be 24,400 BTUs, but units are usually sold in tons (1 ton = 12000 BTUs) so a two ton unit, 24000 BTUs should be more than sufficient to cool your home.

  4. Using square feet to determine size is incorrect. Have an experienced HVAC person perform a cooling load count for you.

    As a general rule of thumb you need 4 supplies (heat supplies) per ton of air. Eight supplies = 2 tons, 10= 2 2/12 ton..Your house is much to small for a 3 ton unit.
