  1. Start by making sure the home is safe enough to lease out. Are there working smoke detectors, do all of the windows open and close, if there is gas : are there carbon monoxide detectors installed etc.... After you are sure that the home is safe then you have a couple choices...you can either lease the home out yourself by putting an ad in the paper and taking applications or you can get a property management to handle the work for you for a percentage per month. If you decide to do it on your own then you will have to get some rental applications (there are a couple on the internet) and come up with a lease agreement that complies with the rules of your state.

  2. Take some pictures, and post it on Craigslist, and other online classifieds...they're free, you can put one in your local paper, but it may cost you a little bit.

  3. Call a local property management company to get the house ready to be leased out, then they will lease it out and collect the rents for you.  If you are  living in Charlotte you can do the work yourself, then advertise it in your local newspaper, interview the lessees yourself so that you can meet them and tell them your expectations and the price of the rental.  You should do a credit check on them also.
