  1. I don't know that killing it will really do any good. It could cause problems when you replant.

Maybe call a lawn specialist to help you out. We have a couple of different types of grass also. I often talk about killing the grass and buying some of that plastic turf stuff  to put down on my yard (1 acre, it would take a lot), that way I would never have to spend gas money to mow!!! (I would never do it, it is just a silly thought) lol

  2. fist in sep i want you to mow the grass as short as possible. i want you to go rent a aerating machine. go over the whole yard. then i want you to pick a grass seed that is best for your yard sun shade mix. use a spreader to lay it down. use a starter fertilizer to get the seed started growing. put some lime down also. water as per the seeding request. then fertilize 4 times a year.

  3. I would try to keep the grass you like and dig up the rest. You can then re-sod the yard or use landscape rocks to cover the remaining yard. You can then make a seating area in the yard. My advise would be to watch some landscape shows on the DIY network or HGTV. You can get lots of ideas and it some are really cheap.
