I have a modular house and the windows are fogging up. The bottom sash is a tilt in?

but the top sash is fixed. Is there any way to remove the top sash so I can take the sashes to a glass repair shop?

  1. there is no top sash the glass is fixed into the frame. it can be removed but it is not a simple task. there is a plastic trim piece on each side that comes out and the glass is usually held in with two face type tape. you can slide a putty knife between the glass and the frame on the inside and work your way around to free the panes. once the trim peices have been removed measure the glass for the correct replacement fit and order your replacement. when the replacement comes be sure to purchase some of the setting tape to replace the tape that you remove.


  2. I'd check your warranty.  Some windows have a 5 year guarantee.

  3. I've had broken seal problems in my windows, and the glass company came out to my house to fix the windows.  They took care of everything right at the house.  And they were better equipped to take out the window if need be.  Further, if you tried to take out the window and broke it, you'd be out of luck, but if the glass company broke your window, they should be on the hook for fixing or replacing it.
