I have a mortage in name only but the deed is in my name and someone else. What can i do to get her out?

Need a little more facts: but in general if she is on the title then she is legally entitled to live in the house for as long as she has titled, nothing you can do about it except to buy her half

Buy her out and have her name removed from the deed.  Do not use a quit claim deed, get a regular warranty deed to transfer ownership.

The warranty deed is what determines ownership, not the mortgage.  The only thing you can really do is buy her out.
