I have a neighbor who is selling their house,I was wandering what are some of the things to look for

to see if it is already being sold?The reason why I ask is that my neigbor has in front of the house a sign saying"saile pending"Any suggestions,ideas?

A pending sign means they have an agreed to contract on the house, but it hasn't closed.

Sale pending means just that.  There is a contract on the house and pending loan approval for the buyer or pending the inspection or pending any other issues between buyer and seller and closing of course,

Most realtors will put sold on the sign even though the home has not closed escrow yet. Sold and Pending in a realtor's mind means the same thing when it comes to their signs in a seller's yard. Once the sale has been completed and escrow has closed, the realtor will remove their sign from the front yard. They won't remove it prior to that because most of them pay to have someone  put up and take down the sign because it involves digging a post hole. You'll know if it's a done deal when the sign is gone and you have new neighbors.
