Question:

I have allready paid a contractor in full and cannot get him to come back and finish what recourse do I have?

I paid my builder and he has done 95% but won't come back to fix the little things. It is coming up on 90 days next week. Do I have to file something in court? Or with the bank? We have allready closed our construction loan and have all of our lein waviers signed.

  1. You don’t have recourse. By closing on the house, you accepted it as it is. This is why you should get any home, even new construction, inspected so you catch and can request correction for issues before you actually buy.


  2. Once you pay in full, you lose leverage.  You can file complaints with the state contractors' licensing board and the BBB.  Those are not legal actions but they may cause enough nuisance to get him back to finish the job.

  3. Nothing is perfect in my world. But these little things bother you so- contact BBB and if this does not solve issues, you can take him to small claims court. Or better yet, consistently go to contractors office every day until they do something for you.

  4. Contact the state and get the number of his contractors bonding company. The bonding company you can put a claim into to finish the work
