I have an electric water heater, that I have had to attach a water hose to the top of it, near the pop off?

valve, running the excess water outside. This is HOT water.I know that my water pressure coming into the house is 110. I only get my disability check each month, and can't afford to have someone come to fix it. Could someone be kind enough to tell me what I can do?

  1. Sorry but the tank, the temperature and pressure valve, is working fine.

    Your pressure is almost double the ideal pressure of 60 lbs.. I have seen your problem often with pressures above 90 lbs..

    You have a bad pressure regulator for the house. That needs to be replaced if you have one, if not you need one. And I would guess you don't have an expansion tank, as is now code, on your water heater.

    Water doesn't compress so when it warms, the pressure exceeds the valve pressure. Those T/P valves also trip at lower pressures when warm. So once it starts leaking hot water with the supply pressure that high it keeps leaking.

    There is no easy or cheap fix. Sorry.

    There is only one "trick" I can suggest that MIGHT help. Built in the plumbing there are risers that hold air to prevent water hammer. Overtime the air gets absorbed. They can act a little as a expansion tank.

    If you shut off your water, shut off your water heater and the water to it, and then drain the water out of the plumbing in the house, this will recharge those risers with air and that "might" be enough to help but not likely enough.

    You really need to fix the pressure problem because pressure that high can cause all sorts of problems like toilets that run on, faucets to drip, pipes to leak, washer hoses to burst, and so on.

  2. The T/P valve temp/ pressure valve at the top has a metal arm on it, this is to open it for service. I would open and close it many times to see if something is not stuck on the seat of the valve. If this does not help you will need to have the T/P valve replaced. Shut off the electric to the heater until you need to shower or you will get a big electric bill!
