  1. I'm a landlord.  If you come to me early and explain, i may let you out of your lease.  I will be worried that you really just bought a house and are tricking me. /

  2. It all depend on how nice your landlord is, some will let you leave early some will but will want to keep ypur deposit as rent until they find a new tenant and others will just say no. Explain to your landlord your difficulties and im sure you'd be able to come to some agreement!

  3. On the lease that I use for my tenants it states that if they want to leave early they must pay 2 months rent. If they don't it comes out of their deposit. Your lease must have a clause that tells you what to do if you want to end early.

  4. Give your agent/landlord a call and explain the situation. If they have any sense they will know that if your not working the rent will be the first thing to stop, They should either say ok just give 1 months notice, or they will advertise the property and you will be liable until the new tenant can be found.
