Question:

I have my home on the market and I haven't a bite. Can I change realtors? She is 30 minutes away from me.

I can't help but feel that since my realtor is 2 counties away it is making difficult for her to promote my home.

  1. When you listed with this Realtor you signed a contract for a certain length of time.  You should honor that contract and not change Realtors until your contract expires.  Remember, that your house is available for other Realtors to show, she's not the only one who knows about it.  Others in her office can show it and if it's in the MLS then Realtors from other companies can show it.  Have you seen it advertised anywhere?  Usually the broker does an ad for the company and then some Realtors pay for their own ads.  Even if she hasn't advertised it the broker should have.


  2. change realtors as often as you like. Actually I recommend it .  Your realtor should be proactive in informing you on the conditions of your market and formulate a winning strategy.

    Note: sellers abound and buyers no where to be found.

  3. It's a lousy market, but it's a poor choice to choose a realtor two counties away.

    READ your listing agreement.  How long is it for?  You agreed to it.  Is your home overpriced for this market?  Did she do comparative market analysis and discuss it with you?  Have you talked with your agent and expressed dissatisfaction?  Is your home on MLS and on internet sites?  What is she doing for you?  What more would another agent do?  Houses selling now are perceived as bargains by the buyers.  It's mostly bottomfishers out there buying.

    All that said, many brokers will allow a Seller to dissolve the contract when they are dissatisfied IF they have discussed these issues.

  4. She can be 1000 miles away and still promote your home properly.

    Proper promotion of a property does not come from close physical presence of the listing agent, but from proper advertising of the property to other agents and interested buyers. Adequate advertising, placement in the MLS and on www.realtor.com are the most important issues. As long as this agent is doing what is expected of her in those areas, you are being adequately promoted.  Don't worry about open houses.  Those are mostly for the benefit of the agent hosting the open house, and do not often bring a buyer.  In ten years, I have only sold two houses from holding an open.

    Doubtless, she has made arrangements for other agents to be able to enter your property, with a lockbox and key ?

  5. Talk to your realtor before firing her. Perhaps you need to adjust the List Price according to what is happening in your area. Also, and this is a bigee, IS the house listed in MLS? IF both of these things are accurate, and it's still not selling, you may want to look into getting a realtor closer to your area. Good Luck!
