  1. the flaking is the sealer (i hope) If it's clear. If so, it's time to pressure wash your slab and apply new sealer. Follow manuf. directions on the sealer and give the concrete time to dry after pressure washing it, 4 days if possible. If it's not the sealer coming up, but the concrete, then you need to talk to the installer. 3 years is average to have to reseal.

  2. Depends on the situation. Is the concrete itself flaking or just the sealer. We recommend the sealer be reapplied every two years, sometimes more often depending upon weather.

Do you have actual stamped concrete or an overlay? If it is an overlay it should probably be removed and redone. If it is the actual poured concrete it sounds as though the surface is spauling which happens when concrete is not done correctly.  That can be dealt with if the spauling is minimal by grinding and an overlay. I recommend you have a professional look at it. Try the concretenetwork

  3. Try taking a pressure washer with a 15 or 20 degree fan and lay it flat and try to spray the rest of the sealer off. It needs to completely dry before you reapply a sealer. What is on it now is a sealer that was not applied correctly. It must have been put on when the concrete still had moisture and over a period of time it made it release. Dry surface is the main thing. I hope this is sealer and not concrete, if it is concrete you need to get in touch with a Contractor.
