I have tenants that can't get along for nothing& I need help?

My first fl. tenants are a pain in my butt.They complain about everything the 2nd fl. tenants do,I have explained to them that I am not a baby sitter and unless it's an emergency please handle the issue's between your selves.But to no avail they still hound me about the stupidest things.Does anyone have any sugs. on what I should do?

  1. I have ran into the same problem with tenants. I get them both together and let them know I will no longer listen to them. Not to bother me with it. Suddenly, when they cannot get me involved, they work it out :):)


  2. Simple.... evict them. Give them proper notice, and explain that they're behavior is unacceptable.  

  3. Do not take their calls personally, let them go to voice mail. If it is not an important matter, do not call them back. If they are grabbing your ear every time you go to the property, just tell them that there is nothing you can do.

    If you really want to stump them, when they start to complain about some minor BS, tell them you charge $90.00 per hour. with a 1 hour minimum paid in advance, for mediation.

    If they have fixed term written lease, evicting based on "not getting along" is, at best, an uphill battle.

    If they are month to month, give proper written notice to terminate their tenancy - without cause or reason. Choose the bigger PITA to boot. You do not give a cause or reason because that ensures that the tenant has no defense to the termination. If they do not move per the notice, then you evict.

  4. you can start serving 10 day notices for disturbing the peace. they'll have 10 days to remedy the problem or they will be evicted. i'm in property management and deal with this all the time. i've told many residents if they have personal issues they need to handle it themselves. i know it doesn't always work but it's a start. we have served non-renewals for this sort of thing. sometimes it comes down to getting rid of one or both. feel free to email me with any questions on this matter and i'll be glad to help anyway i can.
