I have to sell my mobile home?

It is a 2004 nice mobile home on 1 acre. I am selling it for 58k. I owe 40k on it.

It is listed with a realtor, no lock box, and vacant. No lock box because it is vacant and I dont want everyone in the town knowing it is vacant with the nice appliances in it.

My realtor is worthless-never calls, no listing it in the paper, never emails me

I love 6 hours away and have to pay 50.00 a month to keep it mowed

I am tired of the payments-I am running out of money-I am stressed.

Geting a new realtor is all fine and dandy but how hard is it to fire one? paperwork wise

If you have any advice please tell me

  1. Do you have an exclusivity contract with the realtor?  If not, you can fire him.  if so, you have to wait, or find something in the contract that can allow you to release him.


  2. I don't think you'll sell it.......if normal homes aren't sellin, what makes ya think that mobile homes are gonna be sellin more? In my neighborhood, tons of mobile homes are for sale and none have been sold within the past 6 months....so yeah.....but anyways, just get another realtor. Obviously, the one you have now doesn't care about the house. Or maybe even you can sell the house yourself. Good luck!

  3. wont sell in this market... and im guessing this Realtors (they tend to lie - to tie people up with exclusive contracts) stated its worth or is salable at 58K? yet no offer? HMMMM....

    my advice... carry the paper, run an add with something like...

    BAD CREDIT? NO CREDIT? NO LOANS? RENT TO OWN!!!

    put location and monthly you want to charge...

    get a down payment from a tenant/buyer 3-5% of asking non-refunadalbe... and sign a triple net lease (NNN lease)...

  4. The biggest problem in selling a mobile home is finding  Lender that will actually loan the Buyer the money.  There are only two left that I know of:  21st.com and BOK Financial (under several similar names: http://en.wikipedia.org/wiki/Bank_of_Okl...

    Since your Realtor obviously is doing little to sell the property, that seems to indicate that the Realtor doesn't know anyone who does mobile-home loans and is therefore investing no effort into what appears to the Realtor to be an impossible sell.

    Most likely, the Realtor will release it without any fuss if you simply ask, especially given the lack of investment in it.  If they refuse, look over the listing agreement and see when the expiration date is.  The listing agreement ends at the expiration date (with one or two exception, explicitly stated in the agreement).  If the Realtor, ask to speak to their Broker or boss.

    Searching for a new Realtor:  The one question you will need to ask is:  "Do you know a Lender who will write a mortgage for a mobile home?"  If they do not name names, give them a couple of hours to come up with a Lender.  If they can't name anyone after two hours, move along.  If they say "Everybody does", move along right then.

  5. did you sign contract, if nothing else report him to his manager, or to realtors board. i would fire him anyway because he is lazy. good luck

  7. find a realtor that deals in mobile homes or list it yourself in the newspaper or on the internet

  8. I think you probably signed a contract with the realtor for 6 months at a time. You could ask them to let you out of the contract.  Then find a new one from a big company. The bigger companies have more clients they could refer to your home.
