I have lived in my new place for a month. I came home to find taped to my window a notice that I had to be out by the end of the month.I have gone out of my way to be respectful I dont have sleep over guests. my rent was on time I have done nothing wrong. I have noticed that he is working around the house cleaning it up possibly to maybe sell? can he take my money like that and turn around and kick me out?

  1. it depends on how your lease is worded...

  2. If you do not have a written fixed term lease, the landlord can terminate your month to month tenancy with proper written notice - no cause or reason is needed.

Depending on your state, the landlord must give you as little as 7 days or as many as 60 days notice to vacate.

Check your state's laws regarding the required notice to terminate your tenancy.

If you do not move per the notice, the landlord can evict you. You do not want an eviction on your record.

  3. .   He is putting it up for sale and wants you gone.  That is a lousy deal for you.  He should have been honest.   He must give you 30 day notice prior to the periodic rent date (probably Sept 1st).  If he does, you vacate by Sept 30.

Take a photo of the notice on your window.  Hold today's newspaper next to it.  When you move out, do not leave until the landlord walks thru with you and signs a letter (you write it) saying the place is clean and you get your deposit.  Do not allow him to say, "I'm busy, I'll do it later."  That is a warning that he is a weasel .   Videotape the condition of the house. Borrow a camera if you have to.  Put a newspaper in the video.

    Don't leave without your security.
