I live in NJ and rent a room in a 5 bedroom house. Is my landlord REQUIRED to have renters insurance?

I share the house with 3 other people. We don't currently have renters insurance. So what happens if someone gets hurt?

  1. You've got it backward.

    Renters insurance is for the benefit of the renters (and they pay for it), it protects their property from fire, theft, etc, and also provides protection in the event the renter is found to have done something that caused an injury (let's say a friend falls over your coffee table)

    The landlord will have his own insurance that covers damage to the building itself and liability insurance on the property.  That is what protects anyone if they (for instance) fall through the rotten deck.  It's very unlikely he does not have that insurance, because any mortgage lender will require it, and frankly, he'd have to be a complete  idiot not to carry insurance


  2. No landlord is required to have renters insurance. It's your responsibility to get renters insurance. The landlord's insurance covers his property. I'm pretty sure a slip & fall or something like that would be covered by the landlord's policy. Renters insurance is to cover your belongings in case of a fire or whatever. He's not obligated to replace anything you lose to fire or theft, etc.

  3. No you are required to have renters insurance.  Renters insurance is in case something of your gets stolen or damaged.  Your landlord is required to have home owners insurance.  If someone gets hurt that is covered by the landlords home owners insurance not renters insurance.

  5. No.  You have to insure your own interests.   It's called "renter's insurance" because the renter pays for it.

    Your landlord, unless he is a cheap fool, will have fire and liability insurance on the building.  But if your personal items are destroyed, his insurance will not replace them.

    If someone is hurt, such as by falling down, it will depend on who was negligent and responsible for the accident.  If that is the landlord, his liability insurance will pay.  If that is you, you will pay.

  7. No, you are the renter so you need renter's insurance. The rentee has home owner's insurance most likely. If I were the rentee, based on the question you asked I would make sure I had liability insurance and raise your rent to pay for it.  

  8. His liability insurance MIGHT cover if the injury is a result of something property or rental related.

    Renter's insurance is a whole different deal; mostly to protect renter's personal property and pretty much no state requires a landlord to carry that coverage.
