  1. The pet deposit is in addition to a regular deposit in anticipation of exactly your situation where the animals caused some damage and the total damages to the unit are higher than would be if you did not have any animals.  Your total damages will be taken from your total deposit and the difference(if any) will  be refunded to you.  I am not sure where you live but here (California) there is no such thing as a non refundable deposit.  Check your states landlord/tenant laws for your situation and don't depend on this board for highly accurate advice.

  2. The non-refundable part is just a fee that the community gets for allowing you the privelage of having pets, it will never be applied to any damages or other charges. They have to have some incentive for even choosing to accept pets, considering that some peoples pets cause damage, stains, smells, etc. and they end up absorbing costs beyond the deposit that the tenant will not pay. The pet fee and rent is to make up for that difference, unfortunately.

  3. I think it will depend on how much they think it will cost to repair.  It it's over $300, in your contract it might state that you are responsbile for any other amount as well.  Cats are rough aren't they?  I'd get their front paws declawed.

  4. The nonrefundable deposit is for any damage the cats have done. and for the mini blinds, try to go to the store and see if you can replace them yourself, I just bought mini blinds and they only cost me 12. dollars a piece and they are colored I got them from walmart. good luck April
