  1. Its probably a fungus and your to blame. When the blades stay wet ( especially overnight) it is very susceptible to fungus. When it is newly cut is also not helping. The cut is a wound that is trying to heal and water does not help.

Fescue is very susceptible to this. Very hard to stop once started.  I put mouthwash in the hose end sprayer starting in say late may and apply at max rate. The mouthwash is antiseptic and prevents the fungus from starting. You cant control overnight rains but this is the reason they tell you to water by 10 am ( among other reasons) , so the grass is not wet for a long period of time.

Google - lawn fungus to learn more.

Check for grubs . Use a flat shovel and peel back some dirt and roots in a few areas and see if you have the little devils. Birds feeding in your yard are another sign. Lay the grass back down and tamp into place. They are pretty plentiful so if they are the cause I would think you'd see them pretty quick.

  2. sounds like you have lawn grubs. They are eating the roots out from under the grass causing it to dry out. Try the site below for management techniques.

  3. it could be anything from a fungus to a pest to heat stress. I have seen grass do that when people pressure wash houses from the bleach getting on the grass to even your husband spilling gas on the lawn when filling up the mower. The first step would be knowing the grass type if you took a picture I could tell you then go from there
