  1. Get an INCOME and get it TODAY.  If there is a retailer or restaurant within 5 miles managed by someone you have not spoken to THIS week, you are NOT looking for a job.  Once you have an INCOME, you can start thinking about a CAREER.

While you are working on your income, you need to prioritize your spending.

    FOOD is priority #1.

    Your home is #2.

Utilities and BASIC transportation are next.

If there is nothing left, FORGET everyone else until you address your income.

You should also consider SELLING anything you don't ABSOLUTELY need.  That could mean downgrading your car and in extreme cases, becomeing a renter.

  2. 1.get a job asap

2.go to a housing orgnization in you area(non profit). they may be able to help you negotiate something with your lender. call your lender asap also.

3,sell what you don't need and don't buy what is not needed

good luck! i have been where you are and almost lost everything but my family survived it and we still have our home

  3. Will the bank work with you a second time? Maybe.

Will it be an uphill battle this time around? Definitely.

If you were calling my office with this situation, I would ask you a number of questions to get many more details than you've provided here.

Depending on the lender, the institutions and any third parties with interest, there are a number of ways that this problem could be solved.

The other thing is this... if you're going to go in the "front door" like you did before, and talk to the call center employees, you might not get good results this time around. They have a tendency to look at your recent history and say, "What's the point?"

It's critical that we put a package together that makes a STRONG case, and we need to get that information into the right hands... someone higher up the food chain than the folks that pick up the phone when you call the toll-free number.

It sounds like you're in the early stages again, and you've got a little time on the clock before they start foreclosure proceedings on you again.

Yes, as others have said... get some income.

I have a number of other recommendations for someone in your position.
