I need a few quotes on building work

i have a mid terraced house with 3 bedrooms.

i can do some of the labouring and carpentry myself, but i know i'll have to get some one in to do the tricky stuff so,

how much for re-wiring

how much for plastering

how much for new combi and radiators with fitting

i can fit a kitchen but i want to know how much, or really how little can i spend to get a nice kitchen and where's the best place to look?

  1. look in a local paper for builders  & call them asking if they do free estimates.. if so .. ask them to visit & inspect what it is that you would like them to estimate for.

    you can then decide either to go with their estimate or not.. as the case may be.. but you will probably benefit from their free advice ..

  2. If you have to ask this you probably aren't up to doing the carpentry work or even much of the labor yourself. While you may be willing to try and lend a hand, you will be better off letting the pros do the work.

    Fid a local contractor with a good reputation and have them give quotes then hire him/her to get the job done.

    Kitchens are expensive but usually offer a good return if done well, just another reason for going with a pro.

    Kitchen remodel could be as high as$50-$80K or as little as $3-$4K depends on how involved you want to get.

  3. Expect to spend about $50k to do what your planning here. Not seeing the job it's hard to say for sure but knowing the average 3 bedroom house that would be about right.

    You say the sorts of things you want but no detail.

    How the h**l can someone quote a job when you give no details. Us contractors constantly battle people like you who are not prepared to prepare all the information that we require.

    This is a classic where the 5P rule applies.

    Poor Planning Produces Poor Performance.

    Do the home work, give detail of what you require incuding plans, specifications, who is responsible for insurance, consents or permits.

    Do this and you will find people queing up to give quotes. Yes it will cost you money to do this.  

  5. SNOWMAN, I can see that you are going to spend an arm & three legs

    to do what is to be done on that house and may be it may not even be

    done the correct way because you are thinking of cutting corners the worst way, and there is a saying that goes like this. The cheapest all ways turned out to be the dearest, so all you have to do is to call in a contractor, let him or her gives you an estimate & give him 25, twenty five

    o/o  of the total cost, when the job is half you give him / her another 25

    o/o @ the 3/4 you give him/her another 25 o/o and the rest on completion. Now he / she may ask for half to start & the rest on completion, he will not be out of line, that will be OK too so that is how

    you will have to work with getting your house repaired. Seen like you want to go the cheep way, well it will cost you more long run OK mate.
