Question:

I need a new roof on my house. How much should it cost?

It has two layers on it right now so those will need taken off. I have a ranch style house. I had one estimate so far and I about fell off my horse. I think he said it was 40 square. The dollar amout he gave was 11,400. That included putting in a ridge vent and covering up old style vents. Any comments? Any rules of thumb to know about?

  1. I think that estimate is way too high.  Tell that guy to take a leap.  




  2. A lot depends on the type of roofing material and the charge for labor in your area.  You should be able to find more specific guidance on the following web page on home roofing::

  3. Where I come from (Ohio) people go to three layers of roofing before requiring a tear-off.  If this is allowed in your area it would save you at least a couple thousand dollars.

  4. well i would have to know the square feet because i know your house isn't 40 square feet but a roof cost a lot of money even with the price of labor and lumbar down  

  5. I don't think that is an out of line price , unless where you live roofers are making 10 dollars an hour  or something crazy like that  . seems about average  . many places require you to tear off the old roof  as two layers is the max you can go .  

  6. That is WAY too high!!  It should be in the range of $6000-7500 (max) unless there are things you haven't mentioned. I would definitely get at least 3 more estimates!!  (I am using the 40 square figure that is in your question)

    Up here in Massachesetts,the rule of thumb for tear off, depending on quality of shingle( 25yr ,30 yr,40yr ...) goes from $ 400-500 per sq.

    A 40 sq roof is Very Big ...avg hose is maybe 20 sq..

    Maybe contractor is figuring the two layers in ...so a 20 sq roof with 2 layers is 40 sq of old roof shingles ???

    If its 20 squares and the roof isnt 40 feet off ground with a steep pitch ...

    You can figure approx $8000-10000...add about $ 500 for a ridge vent...


  8. it's been a long time since i bid a roof, but back a few years ago i was bidding 80/sq. now with tear off-even at $125 or $150/ sq, you're at roughly $6000. the bid you've been given is crazy high. unless your roof is incredibly steep, needing scaffolding or some other variable, i'd tell em to get lost. good luck!

  9. There are so many variables - size of your roof, quality of the shingles, repairs of rotting boards, warrantee, etc.  Get at least 3 more estimates from people recommended by your friends and neighbors.
