I need advice for renting an apartment from an online ad?

Im relocating from Chicago to San Diego and I'll have to rent a unit sight unseen. How do I know if the person who claims to be the landlord/owner, is in fact the landlord/owner? How can I ensure the highest protection against fraud or theft? I'd hate to write a check or get a money order only to find out that I'd been scammed.

Any advice for me is greatly appreciated.

  1. You are right to be wary, especially if it's a small apartment building that is self-managed.  Ask the person you're dealing with if they work for a management company, what the name is and what the office number is.  Ask for a landline rather than a cell phone.  Search the landline number on Google and see if the property management company comes up.  If they don't have a landline or they don't work for a property management company, they may still be legitimate, but it will be more difficult to verify.  If the person claims to be the owner, get on the county assessor's website and verify that the ownership info is the same as the person you're talking to.

    Of course, I think you really should consider staying at an inexpensive motel your first few days in town and signing a lease in person.


  2. To rent sight unseen is very risky. I would advise against it. Go out and find a place before you move or when you move out there stay at a motel until you find a place.

    If this is not possible then deal with a real estate company or a property management company that has a reputation to protect.

  3. Rent an apartment at a complex or go through a property management company. If you rent at a complex, they will have the units in a reasonable condition. They also may have photos and floorplans available online. With a property management company, you have built-in credibility and can rent with confidence.

    Another option would be to stay at a hotel for a week or so while you secure a rental.
