I need some creative real estate marketing techniques (I am an agent) Please help?

  1. Without making any assumptions...

    1. Are you presently using the Internet? Do you have your own website? Do you provide a regular e-mail newsletter to your former or prospective clients? Do you manage a blog on your website where you can provide timely information that is relevant to your clients?

    2. Do you hold Open Houses? How do you promote them? Do you post a sandwich board at the end of the street and call it a day? Do you let neighbors in the area know that you are holding an Open House in the off chance that they have friends who are interested in the area?

    3. Do you network with the local PTA or other organizations? Often times, these organizations provide a great opportunity to promote your business or expertise.

    4. Do you offer incentives to past clients to promote you? I've worked with agents in the past who have offered me anywhere from $100 gift cards and restaurant certificates to a $500 finders fee for providing them names of prospects.

    5. Do you promote your business in "off hours"? Do you have a magnetic sign on your car that you can use to promote your business. Do you routinely hand out business cards whenever you meet new people? Do you provide business cards to people you see every day: your dry cleaner, salon stylist, dog groomer, etc. These people see hundreds of people every day, and as you know, the real estate business is all about networking.

    6. Do you maintain contact with former clients? My last real estate agent sends me a card on the anniversary of our last closing. It's just a short note to let me know he's thinking about me and hoping I'm still enjoying my home. It's a very thoughtful gesture that keeps him at the very top of my list. If anyone asks me if I know a real estate agent, I never have to think twice.

    Of course, there are also traditional ways to market your services, such as through paid advertising and the creation of flyers, brochures and the like.
