I know it depends on the unit, but assuming the duct work is good what is the range in price.

  1. We got three ductless units from Fujitsu, about 7.5 tons total.  Installed it was a bit less than 10 grand.  110 outside, 72 in here, and not a degree lost in hot ducts.

Edited to add that our houses are the same size.

  2. 5 ton 5500$-8500$ for both indoor and out depending on make & SEER rating.

  3. I'm not going to guess a price, but there are two things to be aware of.

Last year the minimum efficiency (rated as SEER) changed from 10 to 13. If you purchase a 10 seer unit (and there are still a lot out there) it is already obsolete.

Next year (actually 2010) production of R-22 refrigerant will cease. Everyone is stocking up right now, but if you intend to live in this house more than a few years, it will get more expensive to service the unit.

In Tennessee you don't need a high dollar 16 or 18 SEER unit, but a 14-15 SEER with R-410 refrigerant will give you long term value
