i wouldnt necessarly list with a realestate agent! they will seem to get a big chunk out of the final price!  Check out some free advertising online, there is alot of them!

There are two things:

*Price - for a quick sale, usually the price need to be lower than the market value by about 10-15%

*Exposure - Multiple Listing Service & Realtor.com has better result. List with a Realtor.
