  1. You need a lawyer, who can do that for 250 - 500$, otherwise you can get in deep. You don't need a Realtor.

    But if you should get your house into the MLS, to multiply your chances of selling.


  2. Call around to title companies in your area.  They should give you a GFE (good faith estimate) for their estimated charges.  You can see how much transfer fees, deed charges, etc are.  I would make sure they know you're the seller because different fees apply to buyers and sellers.  

    If you research enough you don't need a lawyer.  Odds are the buyers will have a realtor involved and they'll take care of the goofy stuff that comes up.  If they don't have a realtor and you don't have a decent knowledge of the process, it might be good to consult with a real estate lawyer.
