Question:

I received a letter from the court saying that i had to pay my past due rent by 8/18/08?

or they would start withthe eviction proceedings. I paid my rent the same day i got the letter(about a week before the 18th) Will this still make it hard for me to rent elsewhere because i didn't actually get evicted?

  1. Probably not, if they didn't file an eviction case, there's no public record.

    However, I contact current and past LLs to find a tenant's payment record and yours would NOT recommend you to me as a tenant.  Keeping a roof over your head should be your First priority--paying your rent on time.

  3. As long as nothing shows up on your credit you will be fine.

You are fine!  You don't have to worry about renting elsewhere because the papers never reached the the court.  The only thing other properties may ask (you or your current landlord) is whether or not you were late paying your rent.  This isn't really something to worry about either, as long as it hasn't been habitual.  Everyone goes through a hardship here and there.

    First of all, if they had to get a court order to get you to pay, it's likely that something has effected your credit.

    Secondly, there are groups and networks out there that landlords communicate with each other on.  One is called tenentnet.  Sometimes landlords post the names of people who are deadbeats, or slow to pay (I realize that you have only been slow to pay- but that's a SERIOUS red flag!).  You have cost your landlord money, and I bet you don't even realize it.  You cost him in legal fees and court costs.  You are not cashflowing your unit- you're costing this guy money, not putting it in his pocket- he may report you if he belongs to a group.  I probably would if you were my tenant.  I'm sorry.  The way landlords see it, the roof over your head should be the first thing ANYONE pays for next to food.  Look around yourself to find out why you got behind.  Money problems are hard to solve, but solving them wisely makes you a smarter person.
