  1. First, you go to these people and tell them you wish to exercise your option and purchase the home for the price stated in the contract.

    Then, if they refuse, tell them you will file suit for specific performance.  Tell them that you will also file a lis pendens on the property.  (The lis pendens will effectively keep them from selling or refinancing the property.)

    Then, take your contract and yourself to an attorney, who will do all of the above.


  2. You should contact an attorney immediately.  Did you have someone review the contract when you first signed it?  If so, go to that person.  If not, ask around for a referral to a good attorney or check the yellow pages for a lawyer who specializes in real estate.
