If I understand your question right, you made a written offer to purchase a home a couple of days ago and have now learned that the house is actually smaller than what was stated in the listing for the house?  If that's correct, then you can rescind your offer if you do not want to purchase the house.  If you are still interested in purchasing the home, but you want to offer less than your original offer price, you can still do that too, citing the misinformation in the ad.  Of course, all of this advice is based on an offer only.  If you are already contractually bound to the deal, you would need to have an attorney advise you.  Be sure to save a copy of the ad that you learned was incorrect.  I think a lot of ads have disclaimers that say that the information is believed to be correct but not warranted to be so.  It is a 'buyer beware' world out there, so waste no time in addressing this discrepancy.  If this deal is allowed to proceed any further, you may be bound by your original offer.


  2. If it is a significant discrepancy, you should be able to withdraw or negotiate your offer without penalty.
