talk with an architect and have them design based upon your criteria. Let them manage the project and be clear that there are to be no change orders. This will be a money saver, though, pricey up front, it can save loads of money on the tail end.

interview your contractors, remember, the lowest price isn't always the best choice. It's about the service. Find a contractor that will work in your interest, not theirs. They do exist.
