I was seeing some new homes around Stockton, CA, and love them. Is it possible to buy a home worth around $200,000 with a score of 450 and my uncle co-signs for me and he has a very good score. My wife and I make about $60, 000 together. http://www.newhomesource.com/YAHOOREALESTATE/homedetail/specid-549299/view-media

  1. You should avoid Stockton.

The crime rate is VERY bad and getting much worse.    The high foreclosures there have driven the housing cost very low, and very low people are moving into the normal neighborhoods.  (about 1/2 of Stockton was a pit before).

Stockton is doing down hill, with no signs of recovery any time soon.    You will have a hard time unloading the house if you ever want to sell, and unless you are a gang member you will want to sell.

  2. Stockton is seriously the most boring place you could ever live in California. I live in Sacramento, and sometimes I go with my father to Stockton to work. Very lame. Seeing how you are married, you may not care how boring it is. If you have kids though, they will surely hate you. :)
