I want to give my horrible roomates 24 hour notice?

They are completely destructive. They moved into rooms that had never been lived in, and now there are huge stains on a new carpet, and huge messes everywhere. Today they flooded the bathroom. They also have been destroying my yard, and their children steals my childs toys, which some are very sentimental, and i want them back. The minute they moved in they put heavy locks on the door, they have only live here for about four weeks, and have completely ruined my house. Another cause for concern is the amount of noise they make, i have a toddler who is on a strict routine, with food, naps, discipline. They have a three year old as well, who makes messes, screams nonstop, and stays up until 11 at night most times. What can i do i need them out NOW. I had them sign a vacate agreement for the end of the month, but they kicked up their destruction ever since. The little boy abuses my cats as well, so what grounds do i have. For facts, i lease this house, and my landlord allows me to rent out the rooms, though i do not keep leasing agreements. The roomates have not piad their bills this month and its the 23rd... so what are some of my options...

  1. You can't make up the rules as you go along. Just because they don't have a lease, does not mean they have no renters rights. They have the same tenant rights as anybody else in your town. You have to evict them (and I'm not so sure about the 3 days these other people have mentioned, it varies, where I live it's 10 days).

    You might be making a mistake acting like a landlord with no training. And, since you aren't even the owner, no real right to do so.


  2. Get a lawyer.

  3. Stick a 3 day pay or quit addressed to them on your front door.  And mail them a copy as well just to be on the safe side.  If they try to pay don't accept anything this will void your 3 day pay or quit.  now once they don't pay and the three days are up you can start the legal eviction process.

  4. I'd talk to a real estate attorney.  Being a landlord really, REALLY sucks! Normally you have to do a three day or quit if they're late with rent, but if you feel like you're in danger... Talk to a lawyer.  Good luck, I feel your pain!

  5. You can't give a 24 hour notice.

    If rent has not been paid (not other bills) you can give a 3 dya notice.

    Otherwise you have to give 30 days.
