First, see if you can get info from a location that has ATM, and find out how much rent they are receiving. It would be easier to get info from a non-chain, and a store that you do not compete with.

Then, contact a bank. They already have a standard form they use, etc. for the rental agreement. They also have standard guidelines for rental price.
