I want to sell my house but the market is not doing well?!?!?

I haven't put my house on the market, but I am planning on doing so. It looks as if I am going to lose over 100,000 on this house. What do I need to concentrate on in order to make my house worth as much as I can? I already know to de-clutter, landscape, candles..etc. Also, how important are neutral colors?? These need to be fast improvements.

Paint is a cheap,easy and quick way to make a home more appealing.Neutral earth tones are the best.Khaki or tan is very versatile.Too many people make the mistake that you get wow out of a room from paint.It is actually the furnishings that should bring the wow.I would stay away from any whites.One of the most attractive things when buying a house is no maintenance.I suggest two things you can do to put a dent in the $100,000.00 loss your looking at.One is to offer a repaint of the interior to the buyer.Let them decide on colors and you will pay for the repainting.The other is to decide what furnishing you may not want when you make your move and offer them as included in the sale of the house.This could go as far as a ridding lawn mower,Patio furniture.I just purchased my home last December.When I was looking there were sellers offering flat screen T.V.s and even vehicles if you purchased their home.Heck giving away a $12,000.00 KIA is better than losing $100,000.00.I would suggest marketing your own home sale because to get what you need out of the house you will have to get aggressive and away from traditional selling techniques.

  3. unfortunately Id say to wait it out to see if the market gets better. We just accepted an offer on our house in Southern CA. we listed it for 769,000 and just accepted 680,000. Good luck

I don't know what your financial situation is, but unless you HAVE to move, I would wait it out.  Real estate is your best long term investment, hands down.  We are in a recession, but the market always bounces back.  There are no quick fixes that you could do, that would raise the value of your house to the numbers that you are showing.  I have bought & sold several houses, and decorating was always key.  You need a wow factor, and neutral, hospital like colors are boring.  People need to picture themselves in the house.  Most people have a difficult time visualizing decor and paint schemes.  You need to do that for them so that they can just move their furniture in.  Starting with a empty white/off white canvas is not a good selling point.  Also, empty your house off all personal pictures.  Completely clear off counter spaces.  You need to make all of your space appear as large as possible.  Good luck, and don't commit financial suicide by walking away from $100,000.00

  5. You might want to look into companies that actually buy your house off you. A Quick Sale has both a UK site and a US site so they might be worth a look.

  6. Make sure your bathrooms and kitchen are clean-clean-clean and up to date.

    Neutral paint colors help to make rooms seem bigger and are more appealing to buyers.

No such thing that a fast improvment will help your 100k downfall, i suggest you take your time to sell your house, invest 1,000 on new paint and windows , Ect.. ect, but you can always have some cinnamon burning in your oven , it make it smell like a pie is being baked, when Guest's are over.
