  1. If your name is the only one on the deed, then it is 100% yours, and you can keep it or sell it.

  3. The only reason not that I can think of is if it were given to you with some limitation, like fee simple subject to condition subsequent, and that condition was that you not sell it. I'm pretty sure you would know about this if applied to you, so I would say yes, you can sell it.

  4. You can if your name is on the deeds of the house, and everything is legal and above board.

  6. Unless there are restrictions on the deed, yes.  However, check with an accountant first because you'll probably be paying hefty taxes upon sale.
