the reason i asked about immenint domain is because in those years i have had my propane tank 500 gl. , trampolene , and swing set on the parcial . neighbor probably comes up once a month to cut grass but never has said anything before also my sattalite dish is on that property tooooooo

to settle i'd make him go in on a new survey or go to the court house an look up the property at the auditers.

Landscaping a piece of property doesn't make it yours.  Squatting in residential areas also scores no points for claiming squatter's rights to it based on a gas tank and a satellite dish.  My trailer trash neighbor tried pulling this on me by putting up a fence (now mine) on MY property.   Get a surveyor to determine who own the land.

If you can show use of the land over the years, you could get a favorable ruling--he abandoned it.  If your neighbor shows that he came and cut the grass, paid taxes, etc, he will get a favorable ruling--he was being a nice guy until the situation changed.  Why don't the two of you sit down over a cup of coffee and see if you can reach an agreement, then put it in writing, with the help of an attorney, then file it with the appropriate authority.

Go to the public records to find out whose it really is.  Maybe you were encroaching on his property and he just found out recently too.  Don't assume that he would have been silent for years if he had known it was his.
